Here are some Frequently Asked Questions and answers for you:
What is the price of lots?
Lot prices start at $250,000 that includes a paver pad and hookups. Waterfront lots start at $425,000. Lot sizes are 3,200-3,600 sq. ft. We have beautiful design upgrades available, which include pavilions, outdoor kitchens, fireplaces, and much more. Basic pavilion design with paver patio starts at about $45,000.
What is the HOA?
The HOA is going to be $400/month, and it includes water/sewer, high-speed internet, grounds/maintenance, and a concierge level of service.
What is the timeline?
Locker’s Southern View is scheduled to break ground in Summer of 2024 and is projected 12-16 months for building time.
Can I upgrade my lot?
Yes! You can choose from one of our beautiful pavilion designs from Homestead Timber Frames and Belgard Pavers & Hardscapes, or you can design your own. We are not allowed to build “casitas” or habitable living spaces.
Can I have a golf cart?
Yes! You can have a golf cart in the resort.
What are the estimated taxes?
The taxes are based on the purchase price. The tax for a $250,000 lot is approximately $1,800 per year.
Can I rent out my lot?
Yes! You can rent your lot out in the rental pool when not in use. The resort will manage all the rentals for you and you will pay a management fee. The management fee is not yet set.
What is the estimated nightly rental prices?
Nashville is a desirable market, and competing campgrounds are charging $185/night on average. Locker’s Southern View will be the only Luxury Motorcoach Resort in the area catering to high-end clients who want a beautiful resort and amenities. We estimate nightly rentals to start at around $195-250 depending on the upgrades to your lot – possibly more.
What kind of RV do you allow?
We are strictly a Class A and Super C only resort, and coaches over 10 years old require management approval to assure it is in top condition and to maintain the luxury ambiance of the resort.
Will you have Pickleball?
Yes! We have slated 8 pickleball courts near the main clubhouse as well as a resort-style pool, workout facilities, massage chair relaxation station, business center, on-site restaurant in phase 2. as well as a waterfront amphitheater with entertainment and activities.
Will it be gated?
Yes! The owners section of the resort will be a gated section.
